The street with the highest average house prices in the UK is now Charlbury Road in Oxford, challenging the long-held perception that London dominates the luxury housing market. According to a comprehensive analysis of approximately 3,000 property listings from the 40 largest cities in the UK conducted by Mortgage Lane, Charlbury Road boasts an astonishing average house price of £6.68 million.

While properties in London have traditionally been associated with high costs, current data reveals that the average sale price in the capital reached £660,975 over the last year, as reported by Rightmove. The majority of homes sold in London were flats, priced at an average of £531,115, while terraced properties averaged £741,630 and semi-detached homes fetched around £764,010. Despite its high prices, London experienced an 8% decline in historical sold prices compared to the previous year, and a significant 10% drop from its peak in 2023 of £735,620.

Oxford’s Housing Market Insights

In contrast, Oxford’s overall average house prices stood at £560,288 last year. The city saw terraced properties selling for an average of £529,581, while semi-detached houses went for about £598,336. Flats in Oxford averaged £347,041. Like London, Oxford also reported a drop in historical sold prices, down 5% from the previous year and 7% from its 2023 peak of £603,829.

The remarkable pricing on Charlbury Road is attributed to its “historic character, green surroundings, and proximity to world-renowned academic institutions,” making it a highly sought-after address. Among the notable properties on this street is a nine-bedroom detached house listed for £7.95 million. Built in 1908, this property features a ballroom, drawing room, and beautifully maintained gardens.

The listing on Zoopla highlights the house’s original attractive features, including an elegant wide staircase, high ceilings with cornicing, and intricate stained glass windows. One of its unique characteristics is the first-floor ballroom, an elegant space adorned with an ornate ceiling and large bay windows.

On the lower end of the spectrum in terms of pricing, the least expensive property currently available on Charlbury Road is a four-bedroom house listed for £2.15 million. This home requires complete renovation or extension and is set back from the road, offering 2,110 square feet of accommodation across two floors, including a garage.
