Highland Gallery Plans Transformation into Café and Fitness Studio

A proposal has been submitted to the Highland Council to convert a gallery located on Beauly High Street into a combined café, retail space, and fitness studio. The site currently houses Alder Arts, and the application seeks to change the building’s classification from Class 1 retail to a mixed-use designation that includes retail, food and drink services, and gymnasium space.

The property, situated at 4 High Street within an area known as The Square, is a Grade C listed building. It features a traditional shop front, complete with historic signage panels, display windows, and split entrance doors. Planning documents reveal that while the building has undergone several alterations and extensions in the past, many of its original internal features have been removed during earlier renovations.

Proposed Changes and Preservation Efforts

The proposed changes involve both internal and external alterations, although no major structural modifications are planned. Internally, developers aim to remove modern faux wood paneling and repair wall finishes. They plan to install timber and plasterboard partitions equipped with sliding doors to create a dedicated personal training area within the fitness studio.

Externally, the plans focus on cosmetic repairs to damaged timber elements of the historic shop front. The building’s frontage would be repainted, and new signage would be fitted within the existing signboard. The applicant emphasizes that these proposals are designed to maintain the character of the listed frontage while adapting the building for contemporary commercial uses.

The vision for this transformation reflects a growing trend in mixed-use developments, where spaces serve multiple purposes, catering to the evolving needs of communities. If approved, this project could significantly enhance the local area by providing residents with a space for fitness, social interaction, and shopping.
